What are the Real Estate Licensing Designations in Alberta?
To become a licensed REALTOR® in Alberta, you must choose a specialization in at least one of the four real estate sectors. This provides real estate agents with specific licensing authority for certain property types and activities.
One of the key values of designations for consumers (AKA your future clients) is the assurance that the REALTOR® they are working with has the requisite skills and knowledge specific to their field of interest.
*During your pre-licensing journey, you will be required to take the Fundamentals of Real Estate course and a least one designation course to become licensed.
What are the four designations in real estate?
Residential Real Estate License
A residential real estate license provides a REALTOR® with the ability to help their clients buy and sell residential properties.
This includes:
- Single Family Homes
- Townhomes and Duplexes
- Condominiums
To become a residential real estate agent, you will need to enroll in the Residential Real Estate licensing course.*
Commercial Real Estate License
A commercial real estate license provide a REALTOR® with the ability to help their clients buy and sell commercial properties.
This includes:
- Office Buildings
- Warehouses
- Retail Stores
- Industrial Units
To become a commercial REALTOR®, you must enroll in the Commercial Real Estate Licensing Course.*
Agricultural or Rural Real Estate License
An Agricultural Real Estate License (also known as a Rural Real Estate License) provides REALTORS® with the eligibility to help their clients buy and sell rural properties.
This includes:
- Farmland
- Ranches
- Vineyards
- Livestock Farms
Property Management License
Property Managers oversee properties of all types. These licensees facilitate the renting, leasing and management of their clients' properties.
This includes:
- Residential Property Rentals
- Multi-Family Home Rentals
- Commercial Property Leasing
- Agricultural/Rural Properties
Can I hold more than one real estate licensing designation?
Yes! In Alberta, real estate professionals can hold more than one real estate specialization license.
Real estate associates may choose designations to practice in subsequently. Brokers, however, must be authorized in all four activities.
To become a real estate broker in Alberta, you must take all four designation courses and possess at least two years of experience within the last five years.
